What to look for when selecting an ethical residential real estate agent:

When selecting any residential real estate agent select an agent that:

  1. Have experience and a solid track record within the local real estate industry.

  2. Make sure they specialize in what and where you are looking to buy or sell.

  3. Check and validate how many sales that agent has completed.

  4. Feel comfortable with the team, and not just the individual agent.

  5. Does not pressure in any way.

  6. Has a physical local office.

  7. An ethical real estate agent will offer their license and a consumer should not have to ask for it.

  8. An ethical real estate is not afraid to tell you how they are compensated.

  9. An ethical real estate agent will provide a written list of their specific services, and will let you know if it includes paying a buyer agent.

  10. An ethical real estate agent is going to be asking a tremendous amount of questions. They also spend more time listening to your needs than selling.

When evaluating the residential real estate agent the term “buyer beware” can not be emphasized enough. There are hundreds of real estate agents so it is important to take your time. It is very important when selecting an agent to compare apples to apples when comparing services. One agent may be 1% lower, but does not include the 2% for a buyer’s agent, etc. If you are not thorough in most cases you will pay way more than you initially thought.

What to avoid when selecting a business in this industry:

  1. Real Estate agents that are in a hurry to close the deal.

  2. Real Estate agents that do not have a long track record in the industry and the market.

  3. Real Estate agents that do not disclose how they are being paid. Ask about non-disclosure fees and buyer agent fees.

  4. Real Estate agents that do not give you everything in writing.

  5. If securing a loan through real estate firm is an option, please do the research. In most cases the consumer is overpaying for the loan, and is going to lose in the long run. It is always wise to get a 2nd opinion from an ethical mortgage company to see what all of your options are. An ethical agent will insist on a second opinion, even if their own agency has in house financing.

  6. Don’t feel special if you are told that you are working with a broker, the laws have changed and every agent is a type of broker.

  7. Many agents will tell a consumer what they want to hear in order to get the listing. Before determining a price have realistic comparisons of what the property is worth. Many agents will claim that they can sell a home at a very high price, only to lower the price after the agreements are signed and the property has no activity. It takes a tremendous amount of ethics to be honest with customers, even if they are not going to be happy with what they hear.
