Residential / Commercial Real Estate

What to look for when selecting an ethical Residential / Commercial Real Estate Company:

  1. Always remember your individual agent is more important than the Real Estate Agency.

  2. Know what type of representation you're looking for and receive the agency disclosure form and ask for a copy.

  3. Explore neighborhoods you're interested in and look for realtors nearby or with multiple listings in those areas.

  4. Your long-term relationship with your agent is more important than any particular home. Watch for bait and switch where agents tell you they have many similar homes to the one you are inquiring about.

  5. Ask about agent turnover within an agency. High turnover could signify problems within the agency.

  6. Find out if your agent is a part time employee or full time real estate professional. Full time agents usually have more insight and time to satisfy your needs.

  7. Make sure your agent is comfortable with your schedule. If you can only be available at night, make sure your agent is available to help you when you are in need of help.

  8. Don't be afraid to ask what they plan on doing for you. For example, what steps will they take to sell your house, or help you find your new dream home?

  9. Don't be afraid to ask for references.

  10. Review all documents before signing any, if you are rushed, it may be a sign to be concerned. We highly recommend have an attorney read any documents you sign beforehand.

  11. Look for an agent that specializes in the price range and neighborhood you're selling or looking to buy. A professional agent should provide you with a wealth of information.

  12. Ask to see their results. A professional agent will gladly show you their selling history.

When evaluating the Real Estate industry the term "caution" can not be emphasized enough. There are hundreds of Real Estate Agencies, so it is important to take your time and choose one you feel comfortable with.

What to avoid when selecting a company in this industry:

  1. Agents that are in a hurry to close the deal.

  2. New companies that do not have a long track record in your area.

  3. Companies that start off with a lot of promises.

  4. Beware of Agents that try to refer you to all of their friends. For example, my cousin is a home inspector.

  5. We recommend avoiding agents that have more than one profession. Selecting a Real Estate agent can make or break you financially if you are in a hurry to sell for financial reasons.
