What to look for when selecting an ethical Home Inspection Company:

  1. You should choose only those companies who incorporate the Standards of Practice of National Association of Home Inspectors (NAHI) or Florida Association of Building Inspectors (FABI) or National Association of Certified Home Inspectors (NACHI).

  2. Request references. Sometimes, contacting past clients will give you insight as to how capable a potential home inspector is.

  3. Make sure the inspection takes time, if they complete it in 30 minutes, beware! A proper home inspection should take upward of 3 hours to complete.

  4. Make sure to be present during the inspection, even though a written report will be given to you. Witnessing the issues first hand will make a world of difference.

  5. Make sure your inspector has knowledge about the different parts of the house they will be inspecting. They should be knowledgeable about roofing, heat and air conditioning systems as well as plumbing and electrical.

  6. Look for a company that will tell you how many home inspections they have completed. Also ask them how many home inspections the inspector coming to your home has completed inspections on. 

  7. Look for a company that respects the property their inspecting and educates you on the condition of the home.

Questions to ask when selecting a company in this industry:

  1. How long have you been inspecting homes in the area?

  2. How many home inspections have you completed?

  3. Are you familiar with electrical and plumbing issues, as well as roofing and heating systems?

  4. How soon do you provide a written inspection report? How long do you keep the inspection on file?

  5. How is cost calculated? How do you take payment?

  6. What are your hours of availability?

  7. Can you offer me any references in the area?

What to avoid when selecting a company in this industry: 

  1. Avoid an inspector that does not show you their license when first meeting you.

  2. Avoid inspectors that must see your home before quoting you an inspection price? They should have pre-set pricing based on size of your home and time taken.

  3. Avoid inspectors that do not have knowledge of your house type and layout.

  4. Do not write checks to an individual. It may take days to get a written copy of your inspection. Know how to keep in touch with the company prior to payment.
